Investment Structure: All cash to seller; Loan assumptions on a case-by-case basis.
Investment Objectives:
- Continental Realty Advisors has yield requirements that are commensurate with the risks and opportunities presented by each property.
- Continental Realty Advisors focuses on sub- markets with “barriers to entry” and/or properties available below replacement cost.
- We look for properties requiring a renovation or upgrade where the property’s grade or class is below that of the other competitive properties in its market.
- All property candidates must exhibit adequate levels of employment support, retail support, and transportation support within the surrounding submarkets in which they are located.
- Property candidates must exhibit acceptable supply\demand ratios within the surrounding submarkets in which they are located.
